Complete Pavement Services for Businesses & Commercial Properties
719 Striping & Sealing handles every stage of commercial pavement care, from sealing the first crack to laying down fresh ADA-compliant lines. We work across the Pikes Peak region and north along the I-25 corridor, and we do the work in the right order so your money goes into pavement that lasts rather than repairs that come undone.
Most pavement problems are connected. An unsealed crack lets water into the base, the base fails, and you get a pothole. Sealcoat over that and it telegraphs through within a season. We handle crack sealing, patching, sealcoating, and striping as one job, sequenced properly, so each stage protects the one before it.
High-altitude UV, hard freeze-thaw cycling, and winter plow traffic. We specify materials for what Colorado actually does to asphalt.
Repair comes before sealcoat, and sealcoat comes before striping. Done out of order, you pay twice.
No coordinating three contractors and hoping their schedules line up.
ADA markings and fire lanes are a liability exposure, not a detail to approximate.
We work in sections and around your hours so your lot keeps functioning.
Four core services, plus the compliance and maintenance work that keeps them lasting.

Elevation, snow load, and sun exposure all change what your pavement needs and how often. Select your area to see the services we offer there.
Commercial lots, retail centers, and driveways across the Springs and greater El Paso County.
Palmer Divide properties facing heavier snow load and sharper freeze-thaw cycling.
Serving Castle Rock, Castle Pines, and the surrounding Douglas County communities.
Mountain elevation lots above 8,500 feet with the shortest working season in the region.
We walk the lot, check drainage, and find out whether the base has failed anywhere.
Hot-pour rubberized sealant goes into every working crack before anything else.
Damaged areas get hot-mix or full-depth repair so the surface is sound.
Commercial-grade sealer goes over a repaired surface, never over open cracks.
Fresh ADA-compliant lines go down last, onto a finished surface.
Why timing matters
Pavement damage doesn't stay still. The same spot gets more expensive every season it's left alone, and the jump isn't gradual.
Year 1
Sealed in minutes with hot-pour rubberized sealant. Water never reaches the base.
$Year 2
Water is getting in and freezing. Still a straightforward seal, but the crack is widening each winter.
$$Year 3-4
The base has started failing. Now it's cut-out and patch work, plus a liability exposure while it sits open.
$$$Year 5+
Alligator cracking across the area. Full-depth reconstruction, and in bad cases resurfacing the section.
$$$$Annual crack sealing is the cheapest line item on any pavement budget, and it's the one that keeps the expensive ones off the list. We'll tell you honestly where your lot sits.
Get a Free AssessmentWe believe in complete transparency and educating our local clients. Explore our most common questions about how we care for commercial parking lots and residential driveways across Colorado.
A: We’re based in Colorado Springs and serve the greater Pikes Peak region including Monument, Peyton, Falcon, Fountain, Woodland Park, and Black Forest, plus Castle Rock and the surrounding Douglas County communities up the I-25 corridor.
A: Yes. We’re fully licensed and insured for both commercial and residential work. We can provide a certificate of insurance before your project starts, which most property managers and HOA boards require on file.
A: That depends on what the pavement is telling us. Faded lines need striping. A grey, oxidized surface needs sealcoat. Open cracks need sealing before either. If a pothole keeps returning, the base has failed and needs full-depth repair. We walk the lot and tell you what it needs, including when the answer is that it can wait another season.
A: Yes. We work on commercial parking lots, retail centers, HOA and apartment properties, and residential driveways throughout our service area.
A: Call us at (719) 414-2434 or request a quote through our contact form. We’ll walk your property, measure the work, and give you a written estimate at no cost with no obligation.
A: Yes, and it usually costs less than booking them separately. A full job runs crack sealing, then patching, then sealcoat, then striping, with cure time between stages. We’ll map the sequence and timeline before we start.
A: Because each stage protects the one before it. Sealcoat won’t bridge an open crack, so unsealed cracks telegraph straight through a fresh surface. Striping applied before sealcoat gets buried. Done out of order, you pay for the same work twice within a year or two.
A: A reasonable baseline is crack sealing annually, sealcoating every 2 to 3 years, and restriping every 1 to 2 years. Elevation shortens all three. Woodland Park and Monument properties typically need attention sooner than lots in the Springs.
A: Late spring through early fall for sealcoating and striping, since both need warm, dry pavement. Crack sealing has a slightly wider window, and cold patch pothole repair can be done year round. At higher elevation the season is shorter, so booking early genuinely matters.
A: Not entirely. We work in sections so part of your lot stays open throughout, and we schedule around your business hours. Sealcoated sections need about 24 hours to cure, so we plan the sequence with you rather than surprising you with it.
